Dubai: International City and Discovery Gardens remain the most affordable areas to rent apartments in Dubai. The rents requested in these areas vary between 21,000 Dh and 25,000 Dh per year for studios. However, according to real estate agents, rents in these areas for studios are around just over 20,000 Dh per year.

At Discovery Gardens, a studio is available for 30,000 Dh. Some studios with balcony and additional storage space cost 34,000 Dh.
Mario Volpi, Sales and Rental Manager of Engel & Volkers Dubai, said that in addition to International City and Discovery Gardens, Deira, Dubai South, Damac Hills, Dubai Production City (IMPZ) and Sky Courts in Dubailand also offer attractive rental rates.
A quick check of rents in these areas revealed really affordable prices. For example, a studio apartment in Al Ras, Deira costs only Dh17,000 for a 13 month stay.
Muheeb Shaikh, real estate broker at Houseit, also said that International City continues to remain affordable. “Another area that is quickly catching the eye of those looking for cheap accommodation options in Dubai is Mirdiff. A two-bedroom apartment in Ghoroob, a non-free zone, rents from 58,000 Dh to just over 63,000 Dh per year. Units are large for standard two-bedroom units in Dubai. Select two-bedroom units are 1,723 square feet. The smaller two-bedroom units charge 48,000 Dh per year.

Atif Hassan, 38, has just moved into a smaller unit here in the community and he pays rent of Dh50,000. “I got the 13 month lease with 12 checks. This is an incredible deal for me personally.
Shaikh said the Ghoroob community in Mirdiff has several buildings in the community with many units still available. He said another red light district in Dubai is Jaddaf where a number of new buildings have been constructed. “Here, two-bedroom apartments ask for a rent of about 60,000 Dh per year. In neighboring areas such as Karama and Mankhool, rental prices are around Dh70,000 and around Dh83,000 per year respectively.

Affordable rental
According to Javed Akhtar, another real estate professional in Dubai, rents for three-bedroom townhouses range between 80,000 and 85,000 Dhs near Academic City. These villas are quickly considered for their affordable rental prices.
Another affordable accommodation on Al Qudra Road is Damac Hills 2, Akoya. British expat Martin Thomas, who was staying in a three-bedroom unit and paying Dh70,000 per year in Town Square, was recently upgraded to a fully furnished four-bedroom villa in the community for Dh75,000 per year.
Akhtar said other areas such as Arjan, Jumeirah Village Circle, Dubai Silicon Oasis and Jumeirah Village Triangle also look attractive.
The asking rent for a one-bedroom apartment in Arjan is around Dh46,000. A one-bedroom unit in Jumeirah Village Circle costs around Dh41,000 per year. Dubai Silicon Oasis is also a more reasonable option to rent in Dubai. The rent of a T2 for example is between 38,000 Dh and 45,000 Dh. But the three main neighborhoods in which to rent affordable accommodation remain Deira, International City and Discovery Gardens.
